Tell me about owning a Juniper Lodge Suite:

Are there any restrictions for a non-resident to purchase at Juniper Lodge?
No. However, it is advisable to speak with your accountant to clarify income generation in a foreign country and its tax laws.

Can ownership within the Timberline Lodges be held in the name of a legal entity?
Yes. Ownership can be acquired in the name of a legal entity such as a partnership, corporation or trust.

What fees are associated with my suite at Juniper Lodge?
You are responsible for paying one fee per month to the owner's corporation manager. This fee covers all your expenses and includes such fees as the Strata Fees, electricity, property taxes, phone line charge, in-suite content and liability insurance, an annual Deep Clean Fee, routine maintenance fee and a Resort Association Fee. Additional ownership expenses include the cleaning fee upon your use only. See below.

What is the Rental Management Fee and what does it cover?
The Rental Management Fee is 47%. This fee covers all advertising & marketing, front desk & reservations staff, bookings, 24 hour security, in-suite cleaning & supplies, computer costs, postage and office supplies. The fee also covers upkeep of common areas in Timberline Lodges such as the outdoor pool and whirlpools, fitness center, etc.

What are Strata Fees and how are they determined?
Strata Fees, better known as condominium maintenance fees, are calculated per square foot and paid, on a monthly basis by your owner's corporation manager (out of each quarter shares corporation fee). They include your suite's portion of the costs for common water, sewer, snow removal, garbage removal, landscaping, building and property maintenance, building and on-site insurance and on-site management. It will be the responsibility of The Property Manager to ensure all of this work is done and, in return, the owner's corporation manager will pay a monthly fee for these services. Annual budgets are submitted at every Strata Association Annual General Meeting for approval and are assessed equitably to each owner based upon the respective residence type purchased (per sq. ft.).

What is the Strata Association?
Each owner is a member of the Strata Association or Timberline Lodges Owners Corporation. The Strata association is responsible for everything that the Strata fee covers (i.e. the upkeep and maintenance of every home's exterior and the common areas). It will be the responsibility of The Owners Corporation Manager to ensure all of the Strata Association duties are performed and, in return, each owner will pay a monthly association fee.

What is the charge for housekeeping?
The Management Fee covers these housekeeping charges unless you as an owner occupy your suite. For example a 2 bedroom suite would be charged between $50-$85 depending on the length of stay.

What does the annual deep clean fee cover?
Once a year, during the switch over season, each suite will receive a complete maintenance check and deep clean. This will include steam cleaning the carpets (if necessary), replacing any housewares that have been broken and replacing torn or worn linens, and cleaning all the appliances and furnishings and any other necessary items. This cost is built into the monthly owner's corporation expense.

What is the Routine Maintenance fee?
The Routine Maintenance Fee covers general maintenance and services in each suite on items such as changing light bulbs, unclogging drains & faucets, testing & changing batteries in smoke detectors, minor paint touch-ups, etc. The Routine Maintenance Fee is built into the monthly owner's corporation expense.

What is the Transfer tax?
Transfer tax is a one-time payment to the government when purchasing or 'transferring' real estate. It is paid by the purchaser and records the ownership of real estate at Lands and Survey. There are three taxes associated with buying real estate in British Columbia.  There is a 6% GST tax on the purchase price. According to government regulations, an 'investment' property may be used by the owner a maximum of 10%, or 9 days of the year for quarter ownership (as rule of thumb), and the owner is not obliged to pay the GST on the purchase of the property. There is also a B.C. Property Transfer Tax at 1% on the first $200,000 and 2% on the remaining. Finally, PST of 7.5% is due on the furniture amount only.
